New supply coming to market contracted by 14.1% year-over-year, alongside an 11.3% drop in active listings.   • Detached Homes: Reached 2,399 sales (+0.5% YoY) with an average price of $1,288,669 (-1.8% YoY). City of Toronto (416) detached properties averaged $1,525,749 across 550 sales, while the 905 region posted 905 sales averaging $1,218,148.

  • Semi-Detached Homes: Totaled 439 sales (+0.9% YoY) at an average selling price of $931,665 (-5.0% YoY).

  • Townhomes: Saw 832 sales (-9.5% YoY) with the average selling price coming in at $786,817 (-8.6% YoY).

  • Condominium Apartments: Posted 1,330 sales (-2.6% YoY) with an average price of $617,593 (-3.6% YoY). Toronto (416) condos accounted for 885 of those sales at an average of $651,648.

  • Durham Region (905 Submarket): Showed tighter inventory absorption than the broader GTA, posting 602 sales at an average price of $819,569, average days on market of 31, and a list-to-sale ratio of 98%.
