Get Your Lawn Ready for Spring
Tips and pointers for lush, green grass around your home

 

  1. Aerate and thatch control. Aerating your lawn in the spring breaks up thatch — a layer of dead grass and organic matter that accumulates just above the soil — and loosens compact soil that allows water, air and nutrients to penetrate deeper, producing stronger roots. Break up thatch so there is no more than a 1 cm layer. Anything more than that will harbour insects and diseases, while preventing water from getting to the grass’s root system.
  2. Improve soil quality. The ideal soil for grass is moist, but not waterlogged. Soil can be sent for analysis to ensure it has the right levels of phosphorous, potassium, pH and lime. Top dress your lawn with less than 1 cm of top soil or compost, and then …
  3. Overseed. Spring is an ideal opportunity to introduce drought-resistant grass mixes, like perennial rye and red fescue that are durable and will help prevent insects and disease.
  4. Proper mowing technique. You don’t want to cut your lawn shorter than 6-8 cm (three inches), and ensure your mower blade is sharp to prevent tearing of the grass plants. It recommended that you cut your lawn regularly so you don’t remove more than a third of the grass blade at one time. It is also recommended that you leave the clippings on the lawn to provide a natural source of nitrogen.
  5. Fertilize. A slow-release fertilizer is vital to grass health. The nutrients provided will help you grow a thick lawn that is better able to choke out weeds. Use a spreader for even application of a good quality fertilizer. An established lawn with a good root system can seek out phosphorous already in the soil. The Lawn Care Sector Group of Landscape Ontario recommends its members use a phosphorus-free fertilizer on established turf.
  6. Spot check for weeds and insects. Through the season, pull broadleaf weeds by hand to prevent flowering and seeding. Nematodes can be applied to your lawn to help control grubs and overseeding with perennial rye grass will minimize chinch bugs, bluegrass billbugs and sod webworms.
  7. Proper watering. A healthy lawn does not need frequent watering -- less than once a week. But ensure it is watered deeply and early in the morning to prevent evaporation. Don’t fret during drought periods. Your lawn will be able to survive four-to-six-weeks without adequate water; obey local watering restrictions, check your lawn regularly for pests, keep traffic off it, stop mowing and don’t fertilize.

Durham Region Association of REALTORS® (DRAR) President Dennis Roberts reported 846 residential transactions in March 2018. This result was down by 30 per cent in comparison to a record 1,349 in March 2017. March 2018 saw the number of new listings in Durham increase to 1,755 a significant 46 per cent increase from February 2018. “Following a tough winter as homebuyers adjusted to the new mortgage qualification rules, spring thaw has begun for the Durham market.” Stated Roberts.

 

The average selling price in Durham reached $598,412 in March, a 12 per cent decrease in comparison to the market at this time last year. Last March was the peak of the housing market, before the government announced their Fair Housing Plan in April 2017. Looking at the first three months in 2018, we are starting to see the market rebound. We have almost doubled the number of new listings since January. The number of sales in Durham Region is up 846, from 470 in January and the average selling price has also risen to $598,412 from $578,645 in January. Length of time it takes to sell has shortened significantly as well, with days on market at 30 in January now down to only 18 in March. “So we have increased inventory that is now selling faster and on average at a slightly higher price.” Stated Roberts.

 

Durham Region leads the GTA with the most affordable single-family detached homes according to the March 2018 MLS® Home Price Index. “Homebuyers are recognizing the affordability of Durham Region.” Stated Roberts. Durham also continues to lead the GTA with the most affordable townhouses according to the Benchmark Home Price Index. “Our region offers the best value in the GTA,” said Roberts. “This along with the affordable housing, homebuyers will continue to look east.”

 

“Homebuyers are recognizing the affordability of Durham and the quality of life it offers,” said Roberts. “Durham has a strong local economy and the ongoing transportation expansion and infrastructure development makes our region accessible and desirable for homebuyers.”

Just a quick note to say hello and give you a brief update
on the current Spring Market for 2018. 

Since we moved the clocks ahead for daylight savings, the days are beginning to lengthen, one can't help but think about the coming of warmer weather, and all the changes it will bring. 

One of the more certain aspects of Spring Market is an increase in Real Estate activity and dealing with the new Ontario's Fair Housing Plan in April and FSCO'S B20 Stress Test for mortgage approvals. Whether we agree or disagree with these changes, we have to deal with the effects their having on our home buying and selling decisions. Rising mortgage  rates are adding to the effect of these changes as well.   

In both my real estate and mortgage business I am seeing the stress that buyers and sellers are feeling and the questions they have. Buyers are asking should they put  their purchase on hold and wait for home prices to drop vs Sellers asking what is the value of our home in today's market? Will my home Sell? When is the right time to Sell?  We have the answers! 

During my past 24 years in Real Estate, we have experienced many different markets and in my opinion the 2018 Spring Market has it's challenges, but if we remain calm and analyze the market. The positives are that we are in a more stable market - fewer multiple offers - conditional offers being accepted to purchase homes and more stable market values.  Future interest rate increases I believe are key to making a sound decision to whether you buy or sell.
